Lesser Black-backed Gull, Novi, Oakland County

I discovered a Lesser Black-backed Gull on a lake in Novi, Oakland Co.,  this 
afternoon. To reach this spot, proceed north on Wixom Road from 10 Mile  Road 
and turn left at the first road (Drakes Bay Drive) which leads into the  
Island Lake subdivision. Proceed about .7 mile to the first stop sign and turn  
right into a large parking lot. Walk past the large building to the lake and  
look for the gull in a large flock of Herrings and Ring-billeds.
 
Also present here were Ruddy Ducks, Redheads, and a Snipe which flushed  from 
the edge when I walked down to the lake.
 
I should mention that this area is posted as being for residents only, but  
I've been there a number of times and have never been questioned.
